Is there a late fee?
Rent is due on the 1st. We allow a 5 day grace period before a $50 late fee is automatically charged on the 5th.
Is it furnished?
There is furniture in the living room and kitchen. Bedrooms are NOT furnished.
Is there a washer & dryer provided?
Yes.
How does the garage usage work?
Use of the garage is left to the current tenants' discretion. A permanent parking space will not be issued separately.
Can I put anything in the backyard?
NO permanent structures may be placed in the yard. (I.e. shed, swingset, fire pit etc). The backyard is a shared common space, maintained by the HOA. All individual items must be kept on patios.
Are pets allowed?
No. Not unless you are renting the entire home.
Can I share the room with a friend?
No. Rooms are rented out individually, one tenant per room.
Can I sell my lease part way through?
Yes, but you are responsible for listing, showing and finding a new suitable replacement. Must be approved first by landlord before a contract can be transferred. Talk to landlord for details.
Can I paint my bedroom?
Any paint (besides paint repair in original color) or physical changes need to be approved by the landlord first.
Can we park on the grass?
No. Please do not ever park on the grass. Cars must be parked entirely on the concrete driveway or street parking. Any damage done to the grass or broken sprinkler heads will be charged to the tenants.
Can I make changes to the internet service or utilities?
No. All utilities and internet services are already set up and managed by the landlord. Everything is already conveniently set up for you prior to move in.
Am I responsible for lightbulbs?
Yes, tenants are responsible to replace any burned out lightbulbs.
